What is included in my plans?

Your plans will include:
* Cover page with front elevation
* Site plan locating the house on the lot
* Floor plans with all notes, dimensions and window/door sizes
* Exterior elevations (front, rear, left and right sides)
* Building sections as needed
* Roof plan
* Cornice details
* Enlarged details as required
* Electrical plans

What is NOT included-
- Mechanical plans (provided by HVAC contractor)
- Plumbing plans (provided by the plumbing contractor)
- Cabinet elevations (can be provided but not required in most cases)

-Foundation plan (We recommend using an engineered foundation system. We can design a regular steel and concrete foundation (for an additional fee), but strongly recommend a post tension foundation)

I need a set of house plans drawn up- what is the process?

You are in the right place- this is where you begin.

Browse our site- see if any of our plans meet your needs.

If you find the PERFECT plan- Use the CONTACT US option on the menu, let us know what plan you are interested in and we will contact you with the cost.

If you find the ALMOST PERFECT plan- Use the CONTACT US option, but let us know that you are needing to make modifications to a plan.

A meeting will be scheduled with our designer and the project will move forward from there.

If you see several ideas that you would like to incorporate together- Use the CONTACT US option to share your ideas and we will contact you to schedule a meeting with our designer.

The Modification Process

Modification Process:

1. Design Consultation: A complimentary meeting will be set to discuss the changes that you are requesting.

On simple modifications, contact may be made via email. Larger complex modifications contact may be made by phone call. 

At the conclusion of the meeting, a proposal will be sent to you via email detailing the cost estimate for your project based on the modifications discussed. 

 A deposit of the cost of the stock plan plus site plan must be paid before your project is put on the schedule.  Typically, a project begins within two weeks of the deposit being paid.

 

2. Preliminary Drawings (included floor plan, site plan and exterior elevations):  After the deposit is paid, your preliminary drawings will be completed and emailed for your review. 

A meeting may be requested to discuss the drawings.  Please provide feedback or approval of these drawings.

The preferred method of communication is email.  Your modification fee included one round of revisions, as long as the revisions are within the original scope of the initial modification request.

 

3. Construction/ Final Drawings: Once the preliminary drawings are approved, all other sheets of the drawings are modified to match the approved revisions (such as sections, electrical plans, etc.). Once these items are completed, the final plans are email and/or printed and the process is complete.

A deposit of one-third of the total estimate must be paid before your project is put on the schedule.  Typically, a project begins within two weeks of the deposit being paid.

 

2. Preliminary Drawings (included floor plan, site plan and exterior elevations):  After the deposit is paid, your preliminary drawings will be completed and emailed for your review. 

A meeting may be requested to discuss the drawings.  Please provide feedback or approval of these drawings.

3. Construction/ Final Drawings: Once the preliminary drawings are approved, all other sheets of the drawings are created to match the approved designs (such as sections, electrical plans, etc.).

Once these items are completed, the final plans are email and/or printed and the outstanding balance is recalculated, if overages occurred.

What if I need to scale back or change the direction of my project?

After the complimentary meeting with our designer, a proposal will be emailed to you for your signature.

It outlines the scope of the project discussed.  

During that time, changes can be made to the conditions of the proposal and the fees, as needed.

Once the proposal has been signed, changes to the project many require more drafting time and would incur additional charges.

A change in the scope of the project will require additional discussion with the designer. Discussion may begin with the customer or designer.

 

Can I order additional sets once my order has been purchased?

Additinal sets are $25.00 per set after you have purchased your set package.

If shipping is needed, it will be based on how many additional sets you order.
